Terms of service

Terms of service

Version 1.1 · Effective 18 September 2026. This is the master contract; the shipping and returns policies are subordinate to it.

1. Who we are. Rothe Estate ("we", "us", "our"), a sole trader registered in Finland, Business ID 3658227-6, trading at rotheestate.com. Full identification is in the Legal Notice, which forms part of these terms.

2. Who these terms apply to. We sell only to consumers — individuals buying for personal use, not for resale or business purposes — resident in the European Union. Business buyers should contact us directly.

3. Definitions. "Goods" means the products listed for sale. "Order" means your request to buy, submitted through checkout. "Contract" means the binding agreement formed as described in section 4. "Durable medium" means a format, such as email, that lets you store information addressed to you personally and reproduce it unchanged.

4. How a contract is formed.

4.1 Product listings are an invitation for you to make an offer to buy, not an offer by us to sell. 4.2 When you place an order and pay, you are making an offer to buy. 4.3 The order confirmation acknowledges receipt. It does not create a contract. 4.4 A binding contract forms only when we send a dispatch confirmation. If we cannot fulfil your order we will tell you, no contract forms for that item, and you are refunded in full. 4.5 The final checkout step is labelled to make clear that placing your order involves an obligation to pay.

5. Price, currency and taxes.

5.1 All prices are in euro (EUR). 5.2 The price shown on the product page is the total price you pay. It includes delivery, which is free to every country we deliver to, and all taxes. No customs duty, import VAT, handling fee or other charge is added at checkout or afterwards. 5.3 If a pricing error is obvious and one you could reasonably have recognised as a mistake, we may cancel and refund in full even after confirming.

6. Payment. The methods we accept are shown at checkout. Payment is taken when you place your order.

7. Order rejection by us. We may decline or cancel an order only for one of these reasons: unexpected stock unavailability, a pricing or listing error under 5.3, reasonably suspected fraud or breach of these terms, or inability to deliver to your address. If we cancel after taking payment, we refund in full without delay.

8. Delivery. Terms and timing are in the Shipping policy, which forms part of these terms. Unless we have agreed a specific date, delivery happens without undue delay and in any event within 30 days of your order; if it does not, you have the rights described in that policy.

9. Risk and ownership. Risk passes to you only when you or someone you nominate physically receives the Goods. Ownership passes once we have received payment in full.

10. Your right to cancel and your legal guarantee. Full detail is in the Refund, Returns & Right of Withdrawal Policy, which forms part of these terms. In summary: a 14-day statutory right to cancel for any reason, running from delivery, and a separate legal guarantee if goods are faulty, damaged or not as described. Neither is limited or excluded by these terms.

11. Our liability to you.

11.1 We are responsible for foreseeable loss or damage resulting from our breaking these terms or failing to use reasonable care and skill, but not for unforeseeable loss. 11.2 Nothing here limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything the law does not allow us to limit. 11.3 We are not liable for business losses. These terms are for consumers only.

12. Events outside our control. We are not responsible for delay or failure caused by events outside our reasonable control, such as extreme weather or carrier disruption. This does not affect your right to cancel and be refunded if delivery is delayed unreasonably overall.

13. Changes to these terms. Any change applies only to orders placed after it takes effect and never to a contract already formed with you.

14. Complaints and dispute resolution. Contact us first at info@rotheestate.com. If we cannot resolve it, customers in Finland may refer the matter to the Consumer Disputes Board, after first contacting the Consumer Advisory Service. Customers elsewhere in the EU may contact their local European Consumer Centre (ECC-Net). You may also bring a claim in the courts of the country where you live.

15. Governing law.

15.1 These terms are governed by Finnish law, without prejudice to the mandatory consumer protection laws of the country where you live, which continue to apply to you regardless of this clause. 15.2 If you are a consumer resident in the EU, you can bring proceedings in the courts of your own country of residence, and nothing here takes that away.

16. Severability. If any part is found unenforceable, the rest continues to apply.

17. Entire agreement. These terms, with the documents they refer to, are the entire agreement between us for your purchase. Nothing in this section limits our liability for anything untrue or misleading we said before your order.
